$1000 Down Payment Plans
One of the biggest hurdles to buying a home is saving up for a massive down payment. But here is some great news for my fellow Wisconsinites: the "20% down" rule is a total myth. In fact, there are several programs right here in our backyard that can get you into a home with as little as $1,000 of your own money.
If you have a steady job and decent credit but haven't quite reached that five-figure savings goal, these programs are designed specifically for you.
1. The WHEDA "Easy Close" Advantage
The Wisconsin Housing and Economic Development Authority (WHEDA) is a powerhouse for local buyers. Their Easy Close DPA is a favorite because it's so flexible.
How it works: It provides a second mortgage to cover your down payment and closing costs.
The "1,000" Connection: The minimum loan amount starts at just $1,000.
The Result: When you pair this with a WHEDA first mortgage, many buyers find they can move into their home with very little out-of-pocket cash.
2. City of Milwaukee Home Down Payment Grant
If you are looking to buy within the Milwaukee city limits, the city wants to help you! They offer forgivable grants that can be a game-changer.
The Reward: You can receive a grant of $5,000 (or up to $7,000 if you buy in specific areas).
The Catch: You must be a current city resident and agree to live in the home for at least five years.
Your Contribution: While the grant covers the big stuff, the program requires you to contribute a minimum of $1,000 of your own funds toward the purchase. This ensures you have a small "stake" in your new home.
3. The Downpayment Plus® Program
Offered through the Federal Home Loan Bank of Chicago and available through local partners like FVSBank or Associated Bank, this program is incredibly generous.
The Reward: Eligible buyers can receive up to $10,000 for down payment and closing costs.
The "1,000" Connection: Similar to the Milwaukee grant, you are required to contribute at least $1,000 toward the purchase from your own savings.
The Bonus: This is a forgivable grant, meaning as long as you live in the home for five years, you never have to pay it back!
4. Special Loans: VA and USDA
Don't forget the "Zero Down" heroes. If you qualify for these, your down payment is $0, meaning your $1,000 savings can go entirely toward your moving truck or a new lawnmower.
VA Loans: For our veterans and active service members.
USDA Loans: For those buying in designated rural areas (parts of Waukesha or Washington counties often qualify!).
Which Program is Right for You?
Every program has its own set of "hoops" to jump through, like income limits or mandatory homebuyer education classes.
The Bottom Line
Stop waiting until you have $20,000 or $50,000 in the bank. If you have $1,000 and a dream of owning a home in Southeastern Wisconsin, the door might already be open for you.
